About New Alamein City

New Alamein City (مدينة العلمين الجديدة) is Egypt's first fourth-generation coastal city and the North Coast's boldest experiment in year-round Mediterranean living. Located at approximately kilometer marker 106–107 on the coastal road — about 106 kilometers west of Alexandria — New Alamein is a government-led urban project spanning 48,000 to 50,000 feddans and targeting a permanent population of up to 3 million residents. Unlike the private gated compounds that define most of the North Coast, New Alamein is an open, publicly accessible city with full urban infrastructure.

An Urban City on the Mediterranean

New Alamein City features a 14-kilometer Mediterranean promenade, a 700-seat opera house, a culture and arts city, Alamein International University, sports facilities, commercial zones, hotels, and a desalination plant. This infrastructure makes it the only North Coast destination built for year-round habitation — not just summer. The El Alamein International Airport, operational since 2019, brings the city within direct reach of Egyptian cities and future international routes.

Landmark Projects

New Alamein's skyline is anchored by a cluster of supertall towers including the New Alamein Iconic Tower (developed by CSCEC). Key developments include IL Latini (Saudi Egyptian Developers, Greco-Roman inspired, 450 acres, approximately 12,000 apartments, from EGP 5.4–8.3 million), Mazarine New Alamein (City Edge, from EGP 7.3 million), North Edge Towers, Downtown New Alamein (City Edge), and Palm Hills New Alamein.

Real Estate and Investment

New Alamein occupies a unique position on the investment spectrum: it offers lower entry prices than Sidi Abdel Rahman or Ras El Hekma while providing the strongest year-round demand thesis of any North Coast destination. As Egypt's only fully built coastal urban infrastructure project, it represents a longer-horizon appreciation story for investors who believe in the transition from seasonal to permanent coastal living in Egypt.
